What are home measurement services?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How does a measurement service work?

During a floorplan service, an appraiser takes measurements of your property with a measuring tool — generally a tape measure or laser measuring device. As they move around the property, they mark the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch out the property. Then, the appraiser creates a report and a more detailed sketch showing the total area and the overall layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a home measurement or floorplan service required?

Challenging property taxes

Property tax records frequently reflect the wrong square footage because the values can come from several sources, and sometimes go unverified — which means you may be taxed for more square footage than you actually own! Unless a certified appraiser has recently completed a valuation on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a home measurement service before challenging what you're taxed. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Marketing a home or property

A measuring service will ensure that you're paid fair market value for your house. Square footage is one of the most important elements potential buyers examine when purchasing a house — but since square footage values are often approximated rather than accurately measured, your listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the selling price of your home as well as the number of potential buyers. The only sure method of using an accurate GLA when listing your home or property is to reference a previous appraisal or measurement service performed by an appraiser (after any updating that may have affected square footage).

For real estate agents

To ensure that your client's property closes at a price that correctly reflects true market value, we advise seeking a measurement of the property. Clients, and potential buyers, will appreciate your thoroughness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tactic for enticing potential buyers because they can view the layout and characteristics of the property before and after touring.
